Good books?

I'm mostly looking for financial type books, I've read Dave Ramsey, and Robert kiyosaki, what else is out there? There used to be a good thread on the subject but I couldn't find it.

I'm about 1/3 way through The Millionaire Next Door. Came out in '96, but all the financial strategies and substance is still relavant. It's an in depth study and comparison on the lifestyles of a broad group of folks all who have at least $1m net worth. Highly recommend it. A very succesful friend of mine suggested I read it and said "It will change your life" and it's certainly impactful so far. I've tried to watch Dave Ramsey on Youtube a couple times and I really just don't like him as a person, therefore I can't get into his literature. molaugh

ive never heard or seen him speak, I've read a couple books, they make sense, Im currently debt free, but I'm also homeless and looking to get into some serious debt to follow a dream. I'd like to get into some real estate investing to supplement my income.

Rentals or flipping houses builds wealth for lots of folks, everyday. I'm going the rental route, but may fool with flipping some too after I settle in with things. I know several that rent out and several that flip, some rent AND flip, all make great side money doing both. Fipping would make money quicker, I believe, but comes with more risk if you get into a house for more than what market value is or can't sell due to location. All depends on the market for your area. I was talking to a guy this morning that flips houses and was discussing my goals of getting into rentals, the first thing he said was "If I had 50 rentals open right now, I could have em all filled up by dark, I believe." Of course that was exaggeration, but the rental market is crazy where I live, I guess because there is a lack of steady well paying jobs locally, folks are afraid to commit to a mortgage...idk, but either way, the rental market here offers a lot of opportunity.

There is certainly money to be made in flipping houses around here too, but requires much more planning to avoid a loss. Most of the guys that flip around here buy foreclosed or tax-sale properties, and have a contractor on hand that does good work at good prices to renovate them, so the actual owner's time is not consumed by having to do the work, but you have to be sure and get a solid estimate on what it will cost to renovate before purchasing to ensure room for profit and that you won't have to sit on it for months and months before it sells. Most that I know try to fool with houses under $100k, but occassionally will go above that for the right deal. It's easier to buy a house out of foreclosure for $30k, spend $20k on renovation, and sell for $70k. Your $60k-$80k home buyers are those that know they can afford a payment every month on a nice small house, but don't want to throw money away renting - which is what I did when I bought my current house 7 years ago. Now it has become a valuable asset, as I will rent it out when we buy the new house next year and let someone else pay off the remainder of the mortgage - much better than if I had threw away $500+ a month renting for 7 years.

I could talk all day about real estate, I'm still a newb, but I am excited to learn more about it everytime I get the chance to talk to someone that has made good money doing it and hear their advice. It's something that doesn't happen overnight, but if you do your homework and educate yourself on whichever path you want to take, make wise decisions, the math is there for it to pay off substantially in the long run!
