How do you set a value on a shop to rent? Location, amenities, etc.

My example is a 25x35 shop, (2) 9 foot insulated garage doors with electric openers, two man doors, 6 windows. Has concrete floors, 10~11 foot ceilings, 220 power, drain for sink/toilet, water as well. 10x25 is set up as an office. The drive is concrete with access to a state highway.

It is in Cullman, AL. I have asked some realtors, but they are all over the map.

Does it have heating and cooling? What were prior electric/gas bills would be some other questions I would want to know. That way I would know if an extra $200 for little use is worth it or If $200 and everyday several hours in comfortable working is feasible. I would hate to know I had to spend an extra $100 a month on power/gas for the little use I have been using my shop the last 4 months.
 
Window unit A/C and using a shop style torpedo heater. It has a gas line, so it could have natural gas heat pretty easy/cheap.
 
Take your total expenses that said shop cost you per month and divide by square footage to give an idea of where you will price it. I would think in some cases office space would be aworth a little more and you can get a premium if the location is good. Price it high and see what the renter thinks and negotiate from there, knowing your bottom dollar. Just like any deal renter wants it as cheap as he can get it and you want to get as much out of it as you can. It also helps to mention that certain things are worth more to certain people so know what they are going to do with it, see if the shop has any desireable attributes for that endeavor and capitalize on them.
 
I rent a shop less than a mile from my house, it is 40x30 and has a 10x10 heated and cooled office in the corner. I just use it to store my boat and extra cars. I pay 250 a month.

I agree to an extent. There is definitely a happy medium. Hobbyist that needs storage, maybe 200 bucks. That is a start :dblthumb:
