final walkthru---anything speshul 2 look for?

Final walkthru tomarrow at 2PM... Anything I need to pay special attention to? There were things they needed to fix so I know to check those and the foundation repairs are being inspected by 2 different guys today at 2 and 4... Roof they will be mostly done tomarrow and finish clean up on Wed. been in direct contact w/ the construction company they are legit(logo has a bible verse in it, they are good folk)... Just don't know what else to look for?? Anyone suggestions appreciated it doesnt seem like it'll be a big deal.
 
Flush all the toilets, turn on water in sinks, showers, tubs to make sure they run cold and hot, check the insulation in the attic, look for possible drainage issues around the edges of the house and shrubbery, open and close windows if you have time. Check the microwave and stove to make sure they are in good working order. Turn on lights and ceiling fans (if it has them). Check heat and air to make sure they are working properly. Maybe take a hair dryer or something to plug into the outlets to make sure they all work. Check under cabinets for leaky pipes.
 
**** that logo with a bible verse doesnt mean ****. I got shafted buying my first home by a "Christian owned and operated" inspector that dropped the OBVIOUS ball bigger than **** on my home inspection. The roof of my first house was NOT in code and he didnt say one word about it to anyone. He did say be blessed and a bunch of other really nice Christian buzz words and phrases though, so I guess that makes it all good in his world ! If I wouldnt have gotten lucky with the dood that bought the house being in a hurry and wanting to do repairs himself, I coulda got screwed out of 5k or more very easily thanks to that guy.

His solution when I confronted him about it. " Im sorry I missed that, I can refund your inspection fee..." Yea thanks dood, I later learned that there is NO licensing requirements in KS for inspectors or anything so basically any one can get a clip board and pen and be called a home inspector.



Use every outlet, light switch, faucet, toilet, door, steep etc... see that they all function as intended and take YOUR TIME. Good luck bro !

That pretty much covers it, though most was probably done during inspections. Good Luck! thumb.gif

My dad popped his head in my door and told me "dont sign" guess he's been thinking about it and has a very good point. Roofer can bail and I'm left with what?? I didn't hire him and the seller doesnt live there so what do they give 2 shits about.

I just called and told Jill (my realtor) that I'm not comfortable closing without the roof FULLY done so push it out another day if that's what it takes. They were dragging ass getting the roof/septic/foundation folks out to get those items taken care of---blaming weather now but the roof should have been completed BEFORE the rain even started last week! What's 1 day? Sounds like she needs another day anyway since the lady that lives there needed to leave "some bigger items at the curb" for a "friend to pick up on wednesday" yea right more like leave **** at the curb for me to take to the dump is what prolly will happen--which is fine if that's what goes down.


...and the inspector shoulda covered toilets, outlets, etc. he had a very detailed report pictures of everything and descriptions of what/if any issues were going on. I will go through and take 2 hours or so to check everything over myself.


Doesnt help that the listing agent is a total bitch. Doesnt wanna work with us on anything, move dates around at all. Fine you don't wanna sell a house I can walk :flipgotcha:

yea septic out in Stilwell... I think everyone south of 167th is septic... (house is on 194th)

Yea Jill put the pressure on I guess... She called the contractor and he will have 8 guys working on it tomarrow... He says it will be done in the afternoon. :eek: Hope he's right cuz I'm not signin nuffin till it's done...
 
its your money... i would tell anyone that tries to rush you to **** OFF, and yes i would really say that... simply ask them if they would buy something that they didnt know anything about, ask questions, you are full of **** so i know you can spot a bullshitter when their mouth opens... if they try to talk you in circles, call them out on it, it will make the situation awkward and fun, make sure they can make you fully understand there explination... people are vultures and their cricket phones will probably be disconected as soon as you have a problem....
 
You guys crack me up. where do ya'll get your realtors from? The **** your talking about should already be listed in the contract an done with. You can always close before the roof is done or any of the repairs are done. You just escrow the money allotted for the job at closing so you don't get stuck with the bill. Hell my wife would of charged the sellers a fee for everyday the closing got pushed back because of construction delays. Plus your realtor should know some great inspectors that are thorough as hell. Their called deal breakers because they find too much wrong with the place.

I didn't type the whole story in-context so it may appear less-together than it is. There were 3 issues they needed to fix, roof had hail damage so their insurance company paid for a new one---freebie for me. Basement wall needed a couple I beams on the north wall, they agreed to and fixxed that. I had a structural engineer as well as the inspector come out and check that out at separate times to make SURE it was acceptable. Septic needed an inspection T for it to pass the county environmental code, they fixxed that. I'm getting a smoking deal on this house in a great area. Wyatt, Miles and Kelly all know the area... Shocked I found something in my price range in that 'hood. You may know the area as well, think 199th and hwy69---Stilwell... They fixxed the major issues and getting the house for a very good price, I need to do flooring, paint walls and I will be good to move in. People lived in the house and didn't get it ready to show, the woman't heart was not in it but that was reflected in price--she just wanted out.

Roof is in the contract, our problem is they hit rain last week and over the weekend so they started the roof yesterday ::)... They drug their asses getting the roofers out---said they wanted the appraisal to be done before they would do any work to make sure I could get it financed (that was last monday, they waited till this monday on the roof!!). Their lack of planning is not MY emergency---I'm fine pushin **** back a day or 2.... They need it to be move-in ready before my name goes on the dotted line. They are selling the house because they want to right?? The listing agent has been a total pain in the ass and my realtor is not as pushy or firm as I would like her to be... She's nice, but that's a problem when it comes to standing firm. Realtors need to be able to be tough when I need her to stand firm on my postition. I had to tell her 3 times yesterday I was not signing **** until all the other person's crap is OUT and roof is DONE. She is like "well what if there are 3 lines left to do on the roof..." ::) did she not hear me??? like I said their lack of planning getting the people out to fix the **** they agreed to on the contract is NOT my emergency. I'm cool pushing it back.... Seller has a problem with that because I guess she's skipping town with the kids ASAP... Dunno what drama is going on there but when my buddies drove by yesterday the garage was full of trash/their **** and apparently they are paying the roofers to throw all that **** in their dumpster. I don't know that she took any more than their clothes! :o

...the whole ****ed up part is the listing agent is the seller's ex-mother-in-law ::) like a goddamn ex-family picnic this deal is... the listing agent is pain in the ass old hag. She has harrassed every one of the inspectors... ::)

Yea the old hag listing agent is so fulla **** her eyes are brown. I will tell her to f off.... Thanks for the advice.

It's my money they are screwing with all I ask is they get the **** done agreed to on the contract.
 
I hear ya, Glad your holding your ground. Real estate is black and white if it's not in the contract it didn't happen. I was going to type a war story , but na. Good luck on your new house.
 
I guess all that banter was fer nothin... The roof/cleanup crew was HUGE yesterday... I guess they understood it HAD to get done. They got the **** banged out and we were able to close hitit thumb.gif

Hardly close to move-in. I'm bangin' out alot of stuff before moving in. House was not move-in ready IMO... the carpets were fuggin nasty. Adressing that issue opened a can of "while we're at it" worms...

Last night ripped out all the carpet. Gonna rip out the linoleum kitchen floor, bath floor, sweep, shopvac, disinfect and KILZ the subfloor 2night... knock wall out tomarrow night to open kitchen into living area. This weekend spray and knock-down ceilings in living room and kitchen... work on the footprint of the kitchen (not totally re-doing the kitchen but getting all the cabinets N **** where they need to be and built up on 3/4" plywood so it's not locked in by for the flooring. Gonna move some electrical and plumbing with all that... sometime in the mix we've got a bit of painting to do... After that it's game-on for putting in the wood floors... I got a killer deal at home depot on some 3-1/4" x 3/4" solid oak flooring.. Gonna be pretty nice once it's all in and done.
