I'm making an offer on a 2 year old house that's a foreclosure - asking $77/square foot

They are only asking $66/sq. ft. for the one we are bidding on and it has 2.5 acres. We are trying to get it for $59/sq. ft.. :flipper:

hot damn! that's a smokin price!

the builder of this new subdivision went tits up and 4 banks own the rest of the lots. I called the bank with the 0.3 acre lot, thinkin I could pick it up cheap and thow down a shop - they still wanted 25K for the lot!

I think he's looking at an adjoining .3, meaning 43,560x.3 = 13,068 feet, and the root of that is 114x114. Lets say you have 20' offsets (doubt its that much) , that leaves you with a 75x75 building. I would say you could fit a 40x60 on a .3 if it was the only thing on it.

what kelly said

the one we're looking at is only .4 acres and I think I can fit a 30x40 on it but was thinking I'd just get the adjoining lot and throw up a shop and not cramp things.

the subdivisions got 250 lots, 25 houses, a bankrupt builder, 2-3 foreclosures for sale so I figured people would be interested in cash - but that's not the case apparently.

Find out the one I'm offering on is a short sales and they won't be accepting anything less than asking. already a few offers on the table

Our realtor said she closed on 2 foreclosures this weekend and both went ABOVE asking price - I call BS - how could you close on a foreclosure on a weekend? I think she's full of it and trying to get us to make a good offer so she can put a notch in her belt and get the comission

I wish I could buy a chunk of the property behind my house because there's a HUUUUGE shop right behind me... I'd be in heaven. It's gotta be a 80X40 at least. I need to find out who owns it and if they use it  laughing1

it does have city sewer/water/electricity, roads and curbs but still quite high

they were selling for 30k new! I figured I call up the bank and offer them a couple grand at most :dunno:

they had an absolute sale - no minimums no reserves - that was about a month ago and it was auction style and only banks really knew about it. Only 18 of the lots though. The developer told me that some went as low as 5k. I thought that was still high for today's market but guess not

Well I just faxed our offer in - we'll see

Well, my dumb-ass agent waited until 3:00 to try and submit our offer and was told that the bank just accepted the 'other' offer. He is a fugging 'Larry Gipson Douche Bag"! I am so mad I can't even think straight right now! >:(

that sucks!

my agent probably did the same to us today though. Spent 4-5hrs trying to get the right forms emailed to me to sign, faxed them about 1/2 hr ago.

interesting side note though - I found a fax copy of somebody's offer acceptance letter to another company! Dumbshits!

that sucks but like Wyatt said, meant to be. I was really upset I missed on a 3br, 1 car in olathe... My realtor was out of town the weekend i wanted to see it. Setup an appointment for Monday at Noon. She submits my offer at 1:30 and they had already taken an offer. Luckily I found a much better place in a much better location so my "oh ****" worked out for the best. Keep looking, there are tons out there and tons more that will pop up.

This was only the 2nd option in 6 months for the area my wife wants to live (good schools and a little more country). I agree that we might find a better deal, but it is pretty slim pickin's so far. Everything is either the right location with the wrong house or right house in the wrong location!

On top of all of that, we are having a lay-off tomorrow. ::)

New dilema:

Possible bid on our existing house, but not a single house for sale that fits our 'needs'. I am not looking forward to moving everything to storage and then renting to find a house. ::)

I will have to have buggy and trailer storage on top of a few pods. Plus rent will cost damn near as much as my house payment (why I never understood renting). But it will give us the freedom to buy whatever with no contingencies!
