Building house, house plans?

I don't know about wells down south but up here in Ohio it seems the deeper the better. All the ones I've seen go bad were shallow compared to the ones they replaced them with and the deeper ya went the better the water quality seemed and the easier it was on the rest of the system.

What's a deep well in Ohio? Mine in East Tennessee is 305 ft.

You did really good only going 300! The average ones for my jobs around 500-600! I've seen a bunch around here in the mountains gob1000ft and maybe get 1gal a minute. I hate calling a customer with news like that! Are best wells we hit are like your in the 300 to 500ft range seem to be the better wells.

Central AL...my well is 35 feet. Water is great, and used as a backup to the city system.

Our place is finished. Adding on to it in the current location would make it the biggest house in the neighborhood with trailers close by so that is a no go. We will keep it and make it a vacation rental.

Anything else to consider before making an offer on the land? Will check into the perk test, and getting it surveyed. All the utilities has already been covered. Other than that, I can't think of anything else. The lady likes that spot too, so I may make a low offer this week and see where the seller is at on his counter offer.

100 year flood plane, garbage service, county for taxation purposes, fire/ police jurisdiction, county road maintenance. :dunno:

I think I'm good to go then. Contacted realtor and attorney today, seller is to survey the land and I am going to submit an offer pending perc test arranged by seller, also. Closing costs on asking price should be no more than $600, but I'm gonna try to get seller to pay that anyways. Maybe I can get a deal on it.

Land is listed for $19,500. Made a $9k offer today, realtor wouldn't even submit it to the seller, I said ok, how about $12k. I don't figure it's worth much more than $6k an acre. (just 2 acres). They just countered with $19k......WTF! Only came off $500 haha. I told em I'd walk if they didn't take $14k, so I may have to pass on this deal. It's not worth the asking price to me. Some mf'r owns an old brick house that's been remodeled and 8 acres of land right there, this 2 acres is part of the 8 acres the house is on, and I imagine makes side money flipping property. It's all for sale for $160k, OR you can buy the brick house and 2 acres it sits on for $124k, then the 2 acres I am interested in for $19,500, then the other 4 acres is not listed by itself. I doubt I will get a deal in it, since it sounds like somebody is trying to profit from it.
 
Good luck with your search, start looking for an auction, with no reserve. It's possible you can get a deal, and if you don't like it sit on it a year and try to make a profit.

LOL, it would be all I needed. I don't need a lot of land, all my business can be taken care of within 2 acres. I've lived on .5 acres in a 948 sq ft house for the past 7 years and made it just fine Haha. All I need is a bigger house, bigger shop, and less neighbors preferably, and I will be set.

I really hate to pass up that damn piece of land. Nothing else for sale around the 3 towns I would live in is worth a ****. Most are sub division lots for like $20k for a half acre - 1 acre. Which makes 2 acres in such a prime location not sound as bad for $19,500. I still wouldn't pay asking price for that place, but I may wait a week or two and make another offer up to $16,500 on it. Land value is one thing, but perspective can add personal value. Land is only worth what someone will pay for it, and some land is worth more to some buyers than others, I suppose. I look at it like this. If I had $16k in that land and $16k in my FJ Cruiser, I'd value the land way more than I would the FJ. You can build the coolest house ever but, to me, it ain't worth a **** unless you are happy with where it's at.

I picture chilling in the hot tub on the screened in back porch watching tv, drinking an ice cold beer, and looking out over the bradford pears and the farmland behind it, with no immediate neighbors besides the one house that is for sale in the joining lot, and just really being content with everything there. I could stand next to my house and throw a rock in 3 different directions and hit 3 different houses. It's not been bad at all because I've always had cool neighbors and working 2nd shift, I operate on different hours than they do, but if I'm building my "forever home", I'd like a little more privacy.

If you do buy it, I'd suggest planting some trees (sawtooth oak, maple, something...) as soon as you close on it. Because in 5 years, you'll wish you would have

I have 0 trees or anything to mow around in my yard besides structures and I love it LOL. My parents house I grew up in had huge pecan trees and always had **** on our cars when we'd park under them, sticks and **** on the ground every single time you needed to mow, I hate trees. Shade is nice, but damn all that work. I can do without them and be completely happy :****:

Yeah I understand that too.

The old house I used to rent was completely canopied by huge old white oaks. Acorns and leaves, acorns and leaves !!!
