Finally a thread where I can offer a little bit of advice...If its got a cinder block basement look at the mortar joints for cracks, white powdery stuff (usually signs of water coming in or blocks getting wet). Mold will smell musty, and you can see it in some cases. Carry a flashlight to look in the dark corners for it...Also check above door ways for cracks in the sheet rock (look close because sometimes they are hariline), you can usually run your hand over them and feel a slight lump to see if they have been temporarily patched over, but they will come back if the house is not finished settling. If you don't have an outlet tester they are cheap, or carry something to plug in and test outlets inside and out. Run water in the sinks to see if any plumbing leaks..flusth toilets, run showers, outside spickets, and tubs, then look underneath for anything unusual (leaks). If the house has any dormer (sp) windows on the roof look real good around it for leaks, even spray water from a hose pipe around it to check if there is one handy. Check doors and windows for opening ,closing and locking properly. Open up breaker box just visually look at it, should be all nice and neat and not like under the dash of my jeep (scared to put my hand under there). Basically use the house like you would if you lived there....hell even sit on the toilet to make sure its comfortable..really though to make sure it doesn't move around when being used...all this from personal experience in things I found after buying a house....hope it helps some...
 
Make sure the A/C has a filter in it somewhere. This gets forgot about alot for some reason. YOu need to know where it is anyway.
 
When the add reads "Basement swimming pool".... and it turns out the basement is just flooded.... youuuuuuu might be in Alabaaaaaaama :flipoff1:
 
I hired a home inspector for $65. He tested every outlet, the water pressure, every light, the insulation, etc. He also taught me how the house works. It covered things like where the exhaust vents went, where plumbing shutoff valves were, etc. To me it was easily worth the money.
 
I think this should be renamed home buyers info and stickied. Theres some good info that doesn't need to get lost.

Get it inspected. Well prolly to late for that but....
We paid $350 for ours. Two days later we got his report. We used it to negotiate another 15k off the deal.
Then I used the report as a "to-do" list.
Since its a new build does it come with a builder warranty? Or are they providing 1st year 3rd party warranty (like American Home Shield)?

Yes warranty provided , 2years.. Dont know aobut the 3rd party thing
 
Sounds like you done good on the warranty. I think the norm is 1 year. If you are going to have any problems typically you will know within the first eight to nine months.

x2 The standard home warranty is normally 1 year.
 
Most importantly get a copy of the termite treatment letter, they usually supply one at closing. Also keep in mind they will prorate the taxes for the year, which means you'll owe for the rest of this year. Number one is TITLE POLICY, this ensures the builder/seller has no liens against the house. In todays market it's hard to trust anyone as alot of builders are going under and those that aren't are cutting every corner they can to keep cost down.
When you do your final walk thru make your own list because that way you can check yours against theirs to make certain all corrections are done.Another thing i have done is make sure i'm about half pissed off when i do a walk thru that way you really look for **** wrong.Sounds crazy but walk thru one all happy go lucky and you'll disregard things that you'll end up fixing yourself later.
Check all weather stripping on all doors including the garage doors, this will ensure a cheaper utility bill. Check all kitchen cabinets and bath vanities to see if they are screwed properly to the walls,alot of times they stick a few screws in and i've actually seen cabinets fall off the wall when loaded heavily. Also check your wire shelving in the closets and pantry, there should be screws every 12'' if not tell them to put them in. You don't realize how heavy clothes are till all the shelving hits the floor.
Check every door( where carpet is at) to make sure they don't drag, this will wear out the carpet and look like hell in a short time.If it is a brick home check around the windows and exterior doors to make sure they are caulked. Over the top of doors and windows should be a brick lintel, make sure it's painted, if not it will rust within the first year.

I did nit pick the **** out of it, there was paint spots on the new tile in the master bath... thats gay as **** and Im not having that..

The fold down ladder thing to the attic space had been poorly put in and there were 3 nails showing in the ceiling

They hung the wrong door in the 3rd bedroom... closet had the lock on it and the closet door ( no lock ) was hung on the main room doors spot. laughing1

2 doors, the front and the one down stairs in between the garage doors need alot of adjusting and the front is missing the seal or whatever on the bottom..


they didnt have the wiring to the garage door openers hung... it was just drooping all across the rails little insanely obvious things that I assume they just havent finished like that... but yea i wrote down a ton of specific paint touch up spots, light bulb missing in the washer/dryer room fixture

Final walk thru is tommorow, I believe we are trying to do it around 2ish .. thumb.gif
