24 dollar association fee... I guess whatever that amounts to as a "HOA" I dont really know.

I wont be building shops behind or around this place, if I build a shop it will be out on the land Amber and I plan to build on later down the road. thumb.gif

Im lookin at this as a really nice place to be in for the next 3-5 or when the market starts to come back around / we have money to build something long term on our land.

Sounds like you have a good plan. It is definately a buyers market. Builders over here are hurting, I have a friend that has lost two spec homes back to the bank, and will not be long until he loses a couple of more if something does not happen soon. Another guy was about a week away from losing one he built and got a contract on it. Things are rough right now. They say that people just cannot get financing right now is the biggest issue.
 
Yep, thats the same thing everyone is dealing with from what im hearing. Like I said, Im VERY fortunate that the VA benefits are available to me, outside of that our low low debt is the other huge thing in our favor. We will only be 6 months and Amber will be state licensed and see an immediate 50% increase in pay so come December it will be back to normal even with the added expense of the new house.

Im excited and think we got the best planned route for our current situation laid out. I think we are at an attractive time to act on this for both us and the builder that needs to sell this / these homes. Just have to see how it plays out. thumb.gif

If P would get off his butt and cut a trail to the east of our land... maybe, just maybe you could wheel on the surrounding 84+ acres of family land that has rock piles and creek beds!

Lot only goes back short distance... that will be pool and playground area. ;D No shop room here.

Already got trails to the river from back behind our land.... I will be very soon adding additional "buggy" trails as I already scoped out a sick spot for said trail cutting to begin late last summer. thumb.gif

Dont you worry... P trails will be in place shortly :woody:

I still cringe a little when I see those pics.

I had some salvaged stereo equipment that got melted and then soaked in the fire.
I drug that **** out last week and to my amazement it WORKED. :eek:
I got me a ghetto stereo on the back porch now :woody:
