apple tree blocking garage door but it is a 2 car fer sho... juz looks like a 1 car in pics. that's the most important room in the house.

It's a modular---or "kit" home... Anyone know about these?? It's not a steel-frame trailer home.. it's wood joists... from what I understand it is just like a normal house just partially assembled offsite... Do I need to run from it?? It's alot more house for the $$$ than a conventional on-site built, and the lot is worth damn good $$$ by itself.. It's on a foundation/full huge ass basement etc...
 
Do a background check...its cheap.

I have had my share of POS roomates. Even had a roomate that was on pirate steal my truck, TTURokToy, and take it to a chop shop, Rokbiter. :flipgotcha:
 
Modular just means it was brought in and set on the foundation. Neighbor kitty corner from my parents did this 20 years ago and it looks fine even after the tornado.

No idea on resale or value though
 
Supposedly they dont appreciate as well as convientional homes, I know purchasing a NEW modular the lenders tend to be a little more picky so that would be your biggest concern.

Construction wise I have found that if its a trust worthy builder / company you dont really have anything to lose.

Lender will be your big hurdle Rob. Check that out first thing thumb.gif
 
Yep P, we will just have to see! It's alot more house/newer/big ass lot for the $$$ than the places in older OP, Lenexa, Olathe that I was looking at.... Makes sense though---but hell it ain't all bad. In Stilwell you can legally ride four wheelers on the street BTW :eek: :drinkers: plenty of room on the lot for a 50 track thumb.gif


Yup, I talked to my morgage chicka last nighta at like 9, gonna discuss a bit more this afternoon with her to see what's up and if I can even buy it. I am fine for debt/income fer sure I've already ran that scenario... Really should not have done payments on the bike though that was dumb :-[ :dunno:

Contemplating selling it. I have a guy interested for more than I paid :eek: of course I have added ~$500 in extras, sales tax, registered it, etc... Might have to give up a toy for a lil bit.

Y'all proooolllly don't care BUT... I'm making the leap thumb.gif Got my pre-approval Saturday and signed my offer paperwork yesterday... thumb.gif Offer expires today at 5 and I've already had a couple calls about things we put in the contract. I expect a counter-offer but that's how this stuff goes. I did a pretty reasonable offer so maybe she'll come back and say "okay" since 1 bird in the hand is worth more than 2 in the bush!


This is the 3br, 1ba, 2 car attached on 1 acre in Stilwell... wOOt! One of my more dependable friends already has dibs on a room and he's not in mad debt like most of my other ones are so I am confident he'll be able to make it every month. Luckily I won't be dependent on that and that'll just help improve my means but if he moved out I'd still be okay.


....Now we gotta start planning the shop laughing1 I might be able to work something out with my parents to front the cheddar on a 40X40(or so) shop so my dad can move all the fabrication tools outta his garage/give my mom a place to park her car and work on his landcruiser---sounds good to me :o pepper.gif but we'll just have to see... They offered that up on the house in Olathe that I had put an offer in 1 hour too late so I don't know if that offer from them will apply here or not. Kelly you got any concrete hookups?? laughing1
 
Almost forgot to mention if everything goes smooth and I end up movin in......


.....my buddy's folks live caddy corner back-yard to back yard... And his dad has a bobcat... I think that means time to get a fiddy and build a track---or at least a few doubles/tabletops. I hate mowing graass anyways thumb.gif laughing1

Yeappp talked to her Friday night, then again on Saturday to iron out the details. She sent me a list for modulars and I verified that it'd pass... Has to be post-1976 built and this was 1978... Few other things, most of the requirements only applied to steel frame mobile homes---not stick built modulars... really they just want to make sure it's not a mobile home---that you have a permanent furnace/air conditioning unit... permanently affixed to a foundation (this 1 is on a basement)... Then all the other stuff that a house needs like passing inspection. I'm gettin' in with a FHA loan... I feel like I'm getting quite a bit of house for the $$$, good location, good neighborhood, and big enough yard to stick a shop and fawk around on a fiddy. I need to really dive into work today so time passes quickly till I get a call with our next step. Pretty exciting yet scary at the same time---I'm lockin myself down in KS :eek: laughing1.... I'll be here for another 4 years anyhow AT LEAST, locking myself into my job so they'll pay for KU tution to get my MSB-Finance degree. Gotta be here for 1 year after I complete school and I'm going after the 3 year night class plan... They say you can do it in 2 years but I don't want to push it hard. I really don't see myself moving unless it's for work, so I think gettin into a house at 23 isn't a bad move, can't live at home forever.

There's another 3 bedroom on on the same street on a lot 2X the size of this one and interior been updated for $266k... it's always good to have homes in yer hood worth more!! thumb.gif :eek:


EDIT: Not finding out anything until tomarrow (mah berf day)... Current homeowner is having some inspections done before agreeing to one of the terms in our contract... The foundation had some steel beams put in place and I want to make sure the basement needs no further repairs--or seller to pay for repairs. After those inspections we will find out more.

pictures... House needs some updating. Will get all hardwood floors and that hideous wood paneling on walls either painted or drywall... My mom said somethin about on HGTV alot of ppl add that then paint for a certain "look"...

Already found out max size shop I can build is a 30X30 which will def. work, wish I could do bigger but JoCo is ghey... I am plannin on doing this SOON because this will soon be annex'd Overland Park and I won't be able to build anything after annexation...
 
Rob, why not just add on to the back left side of the house? it would be less expensive and should not limit the size of your addition. You could even add a 2nd floor to it for out of town guests? hmm. loller.gif

Might be an option for the future, but Stilwell will soon be Annexed into Overland Park, if/when that happens (they already have west of hwy69 and are soon to be on the east side of it) then I will never be able to build an accesory building... My thoughts are build it while I can. Yep additions to the house def. possibility in the future depending how long I stay and how my family grows laughing1 Hopefully nothin in the near future on that end. Another option for out-of-towners is finishing the basement luckily I haven't got that picky of friends juzz throw an air mattress in the living room or office and call-er a day thumb.gif
